Sign up with your details to let us know that you’re interested in finding a rental property. Our friendly, knowledgeable team will soon be in touch to get the ball rolling.
Step 2
Discuss your requirements
It’s important that your new home is exactly what you’re looking for, so you’ll have the opportunity to let us know what you have in mind. Using this information, we’ll be able to find properties that suit you. Let us know if you’re fairly flexible as this allows us to share lots of exciting options!
Step 3
Time to get viewing
Viewing properties is a really fun part of the rental process and can help you to narrow down what you’re looking for. Our advice is to book viewings at properties that catch your eye and choose time slots that suit your schedule. It’s worth keeping in mind some properties already have tenants in them, so we’ll need to work around their schedules too.
We’ll arrange for you to visit each property and make sure you get all the information you need. If you think of further questions following a property viewing or would like to visit it again, just get in touch and we’ll be happy to help.
Step 4
Applying & agreeing the let
Once you find ‘the one’, there’ll be an application form to fill in and reference checks to complete. We’ll make the entire process as quick and easy as possible at every stage, so you can move into your new home as quickly and seamlessly as possible.
Step 5
Tenancy progression
We’ll follow up on your references, contact third parties as necessary, and liaise with your new landlord on your behalf, so you can leave the details to us and focus on packing!
Step 6
Key collection & move in day
Hooray, it’s moving day! Time to pack up the removal van and pick up your keys. We’ll run you through some final paperwork and make sure that we both have all of the information we need to start the tenancy. Once this is complete, you’ll leave our office with the keys to your new home!

Tenant Fees Schedule
Holding Deposit (per tenancy) — One week’s rent.
This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit (per tenancy. Rent under £50,000 per year) — Five weeks’ rent.
This covers damages or defaults on the part of the tenant during the tenancy.
Security Deposit (per tenancy. Rent of £50,000 or over per year) — Six weeks’ rent.
This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s)
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenant’s Request) — £50 (inc. VAT) per agreed variation.
To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant’s Request) — £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher.
To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination (Tenant’s Request)
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
