Services for HMO Landlords

Maximise Your Rental Income with our Specialised HMO Solutions

At Mortoo Homes, we understand how important it is to get the most out of your properties, and an HMO could be a great addition to your portfolio.

What is an HMO?

An HMO, or house in multiple occupation, is a property housing three or more people from two or more households. A large HMO houses five or more people from two or more households. In both types of HMO, the occupants will share a toilet, bathroom, or kitchen facilities, and you can choose to rent yours by room or as a house.

Due to being occupied by more than one party, an HMO requires more time and effort than a single let, and we’re here to help you manage your HMO so you can spend your time on other activities.

Converting your property into an HMO

Renting out a property as an HMO is a desirable option for many landlords as it can increase your rental income, and provide peace of mind that you’ll still be receiving rent from other tenants should a household choose to move out.
If you’re looking to convert a property into an HMO, we can help to ensure that it meets all legal and safety requirements, so you can simply enjoy adding to your property portfolio. This includes:

  • Securing any relevant
  • HMO licenses
  • Assisting with tenancy agreement

HMO Management

With unrivalled knowledge of the rental industry, and plenty of experience as landlords ourselves, we’re well-placed to manage your HMO and promise to take care of your property as if it were our own

Our HMO management service includes, but is not limited to:

  • Staging your property so that every room looks attractive to potential HMO tenants
  • Creating an inventory detailing the condition of your property and any furnishings
  • Sourcing the right tenants for your property and carrying out all checks
  • Moving tenants in efficiently to avoid void periods

Once your tenants have moved into your HMO, we’ll manage the ongoing maintenance of your property and will speak directly to your tenants about any problems. All maintenance issues will be dealt with quickly and efficiently by fully regulated tradespeople. We’ll also carry out inspections to ensure that your property is being treated with respect and will provide you with a report following these.

Having more than one household living within an HMO can bring disagreements and disputes between tenants, and we will manage these on your behalf to ensure that your property remains harmonious.

HMO compliance

As with all rental properties, there are certain requirements when it comes to keeping your HMO complaint. We will manage these for you so you can be confident that everything is safe and in line with regulations. This includes:

  • Fire safety
  • Gas and electric safety certificates
  • Confirming all rooms meet minimum room size standards
  • Checking there’s appropriate waste collection for the property’s size
  • Ensuring that all furnishings are compliant
