Our property management services
We offer a number of different property management services so that you can choose the one that best suits you.
Tenant find
Fee- 4 weeks rent + VAT
- Marketing of your property

Financial Management
Fee- 12% + VAT
Same services as our Tenant Find option with the addition of handling the financial aspects of your property.
We will also:
- Follow up on missed rent payments
- Rental arrears advice
- Monthly & yearly rent statements
- Negotiate contract renewals after the fixed period by reassessing rent prices based on market changes
- Rent protection & legal cover available
Full Management
Fee- 14% + VAT (15% + VAT for HMOs)
Same services as our Tenant Find and Financial Management options with the addition of:
- Managing the day-to-day running of the property during the tenancy
- Point of contact for the tenants throughout the term
- Online maintenance reporting tool
- Recommended contractors
- Arrange, instruct and pay contractors on your behalf
- Periodic inspections
- Check out service
- Review the check out report and advise on deductions from tenants deposits if required

For any maintenance needs, we will always strive to attain three separate quotes for you to choose which you would prefer. If we hold a float for you (money in case of maintenance needs) we will deduct from this for you. Anything above the float we hold will require payment in advance.
Concierge
Fee- 20% + VAT
Includes all of the services from our Premium option, plus:
- Perform a portfolio MOT to ensure you are maximising profits
- Assist with giving access to surveyors or any contractors on your behalf
- Negotiating appliance covers and reviewing annually to ensure you have the best deal
- Rent guarantee insurance included
- Collect letters up to once a month and arrange redelivery within the UK
- Professional inventory included
- EPC included
- Annual Gas safety included
- Energy Performance Certificate (EPC) included
- Electrical Installation Condition Report (EICR) included
- Installation of Carbon Monoxide Monitor included
Landlords with 2+ properties on Full Management or Concierge will receive a 10% discount on monthly management fees

Non-scheduled attendance at property fee – When we are required to attend the property outside the terms of our contractual obligations (1 per year), including attending for deliveries or waiting for contractors – £78 per hour.
